What happens when I pay a holding deposit?
Once your application is accepted, your holding deposit reserves the property while references are completed. It’s then transferred towards your first month’s rent when your tenancy starts.
Where is my tenancy deposit held?
If your tenancy is managed by Athelstans, your tenancy deposit is safely held with the Tenancy Deposit Scheme (TDS) Custodial. You’ll receive confirmation directly from TDS once it’s registered.
How do I pay my rent?
We’ll provide bank details for either Athelstans or your landlord. Simply set up a regular standing order with your bank to ensure payments arrive on time each month.
What’s included in my rent?
Your rent covers the property itself unless otherwise stated in your tenancy agreement. You’ll usually be responsible for utilities, Council Tax and your own contents insurance.
What happens if my rent is late?
If rent is late, please contact us straight away. Communication is key. We’ll work with you to avoid further charges or formal notices.
How do I report a maintenance issue?
If you’re a managed tenant (you pay rent to Athelstans), please use our 24/7 maintenance system via the 'Report a Repair' page. If you pay rent directly to your landlord, please contact them about repairs.
Can I decorate or make changes to the property?
You’ll need written consent from your landlord or Athelstans before decorating, installing fixtures, or making changes. We’re usually happy to help if it’s reasonable.
Can I keep a pet?
You must request written permission before bringing a pet into your home. Each request is reviewed individually, and we’ll confirm the decision in writing.
What happens at the end of my tenancy?
We’ll guide you through the process including final inspections, closing utility accounts, and returning your deposit quickly. Managed tenants will hear from us directly; let-only tenants should contact their landlord.
Can I leave early?
If you wish to leave before the end of your tenancy, we’ll need your request in writing. You will be responsible for your landlord’s re-letting costs.
